The minimum time frame needed to buy a home using FHA or VA government financing after a foreclosure is 3 years from the date of foreclosure. The 3 year Foreclosure starts the day the deed of the foreclosure or shortsale is trasnfered out of your name.  During the 3 year period it is critical  that you restablish your credit again with a minimum of 2 open active account also known as  trade lines. These tradlines are used to verify your ability and willingness to repay your debts since your hardship. For score purposes the best way to increase your score is to get a prepaid credit card. Make its its a prepaid credit card and not a debit card. The key is to keep a very low balance on your credit card. Never charge of $20 and pay it off immedicaly after the purchase. Another acceptable form of payment history verification is  either a copy of the last 12 months rent checks front and back clearing yoru bank account, or a verification of rent form from a Florida real estate management company.  Letters from private landlords will not work. It must be 12 months canceled checks front and back clearing your bank account or a true managment comapny verification of rent.
